Q: Hello, My father wants to sell his house. His house was recently remodeled to accomidate his disabillity ? basically the house is now designed for someone who lives in a wheelchair. How do I find a real estate agent in the Bremerton area who specializes in selling this type of home? I want to make sure my father gets what the house is truly worth.

A: Your question suggests that you think the home may be worth more because of its wheelchair accessibility. Keep in mind that homes equipped for the handicapped do not necessairly increase the value of the property. In some cases, items like ramps, stairlifts and shower accomodations may turn off some buyers.

Your goal in preparing your home for sale should be to make it appeal to the masses, not a select few buyers. Get advice from a good local Realtor on how to prepare your Dad?s home for sale.

A: OK, first and foremost, a Realtor has to be very careful that they are not going against Federal Fair Housing Laws by marketing a home to one select group of people. We cannot legally say that a home would be wonderful for someone who uses a wheelchair, but we can describe a home as having hallways that are XX wide, wider doorways, that used universal design principals when it was rehabbed, etc. While the home may be wonderful for one group of people, there are most likely others who would enjoy it as well, so it is best NOT to limit yourself to marketing only to one group.
